Do you need a Realtor® to sell your home?

Selling a property is one of the biggest financial transactions most of us will ever make. It is not a sale you’ll want to regret.

Saving Money – The main reason people attempt to sell their own home is to save money on Real Estate Commission.  However, most Buyers expect a discount from the Seller because you are not paying a commission and, as a result, may offer you less than the fair market value for your home.

Determining Market Value – If you set your price too high, you may frighten off or eliminate potential Buyers; set it too low and you could lose thousands of dollars needlessly.

Getting Exposure Through the Multiple Listing Service (MLS®) and the international web site available to our Realtors®, he/she will ensure your home gets the maximum exposure to the public and to other REALTORS® and their list of potential Buyers.  There are many other tools our REALTORS® may use to market your home such as advertising on the internet and in newspapers and other printed publications.  Our REALTORS® may also include your home in a REALTOR® Tour that exposes your property to other REALTORS® who work in the area and have a list of potential Buyers. Our REALTORS® will also expose your property to their already developed database of clients they know who are looking to buy.

How To Find A REALTOR®

There are many ways to find a REALTOR®.  It is important to find a REALTOR® who knows the area where you plan to buy or sell and that has a well-established office in that area.  Family, friends or co-workers can usually identify for you REALTORS® who live, work and participate in their community.

Another method would be to note the names of REALTORS® from publications and from “For Sale” signs in the market area of interest to you.

You could also ask your current REALTOR® to ‘Refer’ you to a REALTOR® in your area of interest.

And, since you will be working closely with a REALTOR® for weeks or possibly months, it is a good idea to choose someone you feel comfortable with: someone who listens to what you have to say, asks intelligent questions and shows a genuine interest in helping you.

Be Honest and Open

Once you have selected a REALTOR® to work with, be honest in discussing your financial situation, your timing needs, and carefully review with your REALTOR® the features of a property that are an asset to you.  This will help your REALTOR® to effectively market your home for sale or, find perspective homes for purchase that best suit your needs.  And in addition, it will save you a great deal of time and money.


Most importantly, remain loyal to the REALTOR® you have chosen once the REALTOR® has earned your trust.  After all, this person will be spending a lot of time and effort on your behalf.

The Listing Process

You sign a Listing Contract, the “For Sale” sign goes up on the lawn, and then what?

The “For Sale” sign is possibly the best selling tool a REALTOR® will have when you are trying to sell your home. However, it is not the only tool, and not the first thing you should think about.  The first thing your REALTOR® will help you with is lots of solid advice on how to prepare your property so that it will present in the best possible light to impress Buyers.

Our REALTORS® are experts at assessing the proper sale price for your property in the market of the day with the tools available to them.  Remember, Buyers are usually checking out the competition and are quick to know whether a property is priced too high or too low.  When you have set the price and done the necessary clean-up, then the “For Sale” sign can go on your lawn.

If your Listing Agreement is a Multiple Listing Agreement, details about your property will soon after become available to other REALTORS® who have potential Buyers they are working with.  Also, your REALTOR® will notify his or her list of prospective Buyers shortly after you have listed.

Our REALTORS® will at your request schedule your home for an up-and-coming REALTOR® Open House which will give all the REALTORS® active in the area an opportunity to preview your home for their potential Buyers.

Our REALTORS® will field all calls and inquiries from customers and other REALTORS® and then your REALTOR® will arrange with you appropriate showing times as required.  All potential Buyers will be escorted by a licensed REALTOR® when viewing inside your home.  When there is a showing of your home, it is best for you and your family to be elsewhere during that time.  Prospective Buyers often find it difficult to give the house a really good look if the owner is present and they may not give your home the attention it deserves.  Since strangers will be in your home, although they will be supervised by the REALTOR®, you should make sure to have secured away your personal valuables.  You can expect our REALTORS® will provide you with a showing report shortly following the showing.

Any written offers to purchase made for your property will be presented to you by your REALTOR® and he or she will walk you through the contract, assist with negotiations and address any of your questions so that you can feel comfortable that you understand the contract and your role in it.
